I have some serious concerns about the way the property Market is going here in the UK and have pasted a portion of my Blog on the For-Sale-by-Owner Website: www.DIYproperty4sale.co.uk
The Government's latest dreaded weapon against "Property Sellers"... what is it? "the Home Information Pack" this is an awesome document pack, that contains everything that can be found wrong (and right) with a Seller's property, and is implemented by a government approved HIP Inspector, who acts like a Mechanic in an MOT garage, who inspects vehicles for the Ministry of Transport, passing some and failing others; this Home Information Pack Inspector will be providing property Buyers with valuable information about the properties they seek to purchase, although there are pros and cons regarding the fairness of any such Government proposal, we as professional Building Consultants flinch at the mayhem it will cause when it comes into force in June 2007. Below is a full schedule of the kind of things covered by the HIP Inspector as he walks around your property.
In a world full of corruption, it is no surprise to know that the construction industry in general is corrupt, and we also know that many Estate Agents, >Take a look at this Startling BBC Transcript on Corrupt Estate Agents< (Including a major London/Surrey Estate Agent recently in the news) Surveyors and Solicitors are likewise corrupt, (or found to act corruptly) with bribes being a normal part of daily business, so who's to say that some HIP Inspectors won't be corrupt also? able to be bribed for financial gain and controlled by Real Estate criminals. So how can there be any safeguard for those selling their homes and properties? This is a hard question to answer, but prevention it is said is better than cure, and for this reason we have our own professional solution, which would most definitely remove any shadow of doubt from within the property Seller's mind, as to whether he/she is being mislead, or even over-scrutinised by a super-keen HIP Inspector. That solution is to enable those who seek to sell property, to book a Pre-HIP Inspector's Property Inspection with one of our Independent HIP Consultants, someone who has no connection with the property Buyer at all, and whose full Pre-HIP report is solely for the Seller's eyes, to improve his/her chances of getting the maximum price for their property, by pre-empting and eliminating the possibility of any HIP Inspector striking a black mark against their home or property, rendering it virtually valueless with one swipe of his pen, because of faults that otherwise could have easily been remedied with the benefit of hindsight, thus being forearmed to deal with most common problems that could possibly arise before the HIP Inspector begins his diligent Government regulated investigation on the the property. Remember also that Government Agencies are not without their faults, with many MP's and Council Officials found lining their pockets from Tax Payers hard earned income, and even worse, allowing crooked and corrupt practices to flourish right under their noses! The question is, will those crooked Government Agents who work alongside corrupt HIP Inspectors and bent Estate Agents suddenly become wealthy property Owners? We certainly think so!
